NYLO Dallas South Side Hotel Earns LEED Gold Certification

DALLAS, Texas—NYLO Dallas South Side has achieved LEED Gold certification—one of the highest possible rankings from the U.S. Green Building Council. The hotel, which opened in August 2012, is the first NYLO property to achieve LEED certification, the first historic hotel in Dallas to achieve LEED Gold certification and one of only 69 LEED Gold certified hotels in the country.

“This was NYLO’s first adaptive-reuse project, and it’s in a landmarked historic building to boot—which meant our design team did even more creative problem-solving than usual,” said Michael Mueller NYLO Hotels’ CEO. “We couldn’t be happier or more proud of the LEED Gold certification and NYLO’s continued leadership in Green initiatives at all of the NYLO Hotel properties.”

NYLO Dallas South Side is housed in a 102 year-old former factory that sat vacant for more than 10 years. Developers Matthews Southwest and architects 5G Studio Collaborative sought to transform the building into an environmentally friendly property by reusing original materials, adapting the building’s existing core structure to meet certain green criteria and adding a number of high-tech features to minimize the property’s environmental footprint. The construction and design teams took a number of steps to achieve LEED Gold certification, including:

• Adding a well-insulated, high albedo roof to the roof structure
• Utilizing a 3,900 gallon cistern to collect rainwater for landscaping and irrigation
• Adding low-E film to the existing windows to reduce solar heat gain
• Installing energy-efficient lighting, sensor-controlled thermostats and low-flow fixtures
• Reusing and restoring existing materials and finishes
• Recycling 83 percent of construction and demolition debris

“Our work on NYLO Dallas South Side has been exciting and challenging, and we felt privileged for the opportunity to create something truly innovative while bringing a historic building to the leading edge of sustainability,” said Scott Lowe, co-founder and partner of 5G Studio Collaborative.

NYLO Dallas South Side—one of three NYLO hotels in the Dallas area—features 76 loft-style guest rooms and suites; Terrace Bistro, a full service restaurant; and SODA Bar, a rooftop pool, bar and lounge.

Since opening its first hotel in Texas in 2007, the company has maintained a firm commitment to sustainability by incorporating environmentally friendly features into the design and operation of all of its properties. All NYLO hotels operate with at least 50 percent Renewable Energy Credits (RECs); all hotel-operated restaurants use biodegradable, corn-based takeout containers, coffee cups, straws, utensils and napkins; and all hotels use energy-efficient light bulbs and individually controlled heating and air-conditioning units.
